CANCELLATION POLICY
Strict
Cancel up to 7 days before check in and get a 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is non-refundable. Service fees are refunded when cancellation happens before check-in and within 48 hours of booking.

ADDITIONAL GUEST FEE
The discount/rent is $25 per person per day and night over two (2) four (4) guests plus the mandatory city occupancy tax.  Any additional day/night time guests are $25 per guest per day/night. We would like to be ready with the bed situation, bedding, linens, towels, supplies, etc. so as soon as you know if more guests will be joining the sooner the better PLUS we all must comply with the City of San Diego occupancy laws which require an accurate guest count day and night so the City may collect their mandatory occupancy tax, avoid overcrowding and noise. ($2500 City fine).
Invite Your Friends and Family to Save More Per Person. My homes host, entertain and sleep, up to 40 guests. By splitting the fix rates by the maximum number of guests you all will save per person. Enjoy super savings per person especially over hotels who cannot accommodate larger numbers without paying for more rooms.

LATE CHECK OUT FEE
(11:30 am) by scheduling additional local housekeepers, handyperson and inspectors and finishing laundry off-site to ensure my home is cleaned, repaired, landscaped, staged, inspected and ready for our next guests' friends and family. $75+tax

EARLY CHECK IN FEE
(2:00 pm) by scheduling additional local housekeepers, handyperson and inspectors and finishing laundry off-site to ensure my home is cleaned, repaired, landscaped, staged, inspected and ready for your guests' friends and family. $75+tax

PET FEE
We charge $25 per pet per day/night plus tax PLUS a 1 time Hypo Allergenic cleaning fee of $75 plus tax.

SECURITY DEPOSIT
Security Deposit for $1000 is required to complete the booking as  this help cover accidents that occur during a reservation, Hosts must add a security deposit to their listing before a reservation is booked and the $1000 security deposit is fully refundable when you returned the home in the same condition and follow the contract/home tips.

CLEANING FEE
Cleaning fee is already included on the quoted amount, and its mandatory by the owner of the house and approved by Airbnb.

SMOKING
Strictly NO smoking as part of our house rules: 
SMOKING: No smoking is allowed on the premises inside or outside (Ocean breeze blows cigarette smoke inside). If smoking does occur on the premises or we see signs of smoking, i.e. butts, ashtrays, etc., Tenant may be evicted and is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors remediation and removal of debris. Minimum of $500 cleaning fee as we need to clean all materials, fabrics, including couches, curtains, rugs, blankets, etc. Again you must report prior signs of smoking / cigarette when you check in or you will be responsible. 

PRICE
All of our listings are under to Airbnb smart pricing in which Airbnb automatically manages our prices. Airbnb base their prices on the type and location of the listing, the season, demand, and other factors.

NO PARTIES
Just a friendly reminder - We do not allow parties of any kind, we do not allow smoking inside or outside of our home and quiet hours are 10pm We also ask for our guests to pick up all trash after themselves and put into our trash cans along with putting back ALL furniture the way it was when you arrived.
